What roof profiles can I choose from?
Six: Slate, Cedar Shingle, Shake, Mediterranean Tile, Standing Seam and Solid Copper. Slate is the most-installed profile in our BC job book, followed by Cedar Shingle and Shake. Every profile needs a minimum 3/12 roof slope. We bring samples to the visit so you can see each one against your house.
Is an Interlock roof fire rated?
Class A Fire Rated Available as a complete assembly. Under ASTM E108 a fire classification belongs to the assembly, not the panel; on our roofs Class A is achieved with two layers of GAF VersaShield® over 12 mm (15/32-inch) plywood. Aluminum itself does not ignite. If you want the Class A assembly, ask for it in your quote, where it is priced as a line item.
What warranties come with an Interlock roof in BC?
Two. The manufacturer, Interlock Roofing Ltd., gives the Guardian Lifetime Limited Material Warranty on the aluminum material and its factory finish. The installer, Interlock Metal Roofing (BC) Ltd., gives a 10 Year Limited Labour Warranty on the workmanship. They are separate documents with separate terms, and you can read both in full before you buy.
How much does a metal roof cost in BC?
It depends on your roof, so we price each house after one free visit instead of publishing a number. The biggest factors are roof area, pitch and complexity (valleys, dormers, skylights and chimneys), what is under the old roof, the profile you choose, and options such as the Class A fire-rated assembly, snow guards or hidden gutters. Steep lots, stratas and island or ferry sites change the logistics too. You get a fixed price in writing, and anything the deck needs goes into that quote, not into a change order later. Are you the same company as the manufacturer?
No. Interlock Roofing Ltd. manufactures the panels in Delta and issues the Guardian Lifetime Limited Material Warranty on the material. Interlock Metal Roofing (BC) Ltd. is the BC company that sells and installs them and gives you the 10 Year Limited Labour Warranty on the installation. The two work closely, and both are based at 9969 River Way in Delta.
Is an Interlock roof really made in Canada?
Yes. Interlock® panels are manufactured by Interlock Roofing Ltd. in Delta, BC, and installed by us, a Canadian owned and operated BC company. The finished roof is made in BC and installed in BC; it never crosses a border on its way to your home.
How many roofs have you installed in BC?
Our job book records 2,244 completed Interlock® roofs across British Columbia. Every completed roof is listed by town, so the local site for your region shows the install record for your part of the province, including the profiles and colours chosen there.
Are you licensed and insured?
BC does not license roofing contractors provincially, so the checks that matter are different: WorkSafeBC coverage, liability insurance, a municipal business licence where your city requires one, a written contract and a warranty you can read in full. Ask us for our WorkSafeBC clearance letter and insurance certificate, and ask any other roofer for the same. You can also request a WorkSafeBC clearance letter for any firm yourself.

Is an Interlock roof aluminum or steel?
The roofs we install in BC are heavy-gauge aluminum, and Solid Copper is the other option. Aluminum does not rust, absorbs no water and cannot rot. The manufacturer's ICC-ES evaluation report lists 3105-H24 and 3003-H24 aluminum alloys for the shingle, shake and tile panels, and the aluminum has up to 95% recycled content.
Which profile is most popular in BC?
Slate. It is the most-installed profile in our BC job book by a wide margin, followed by Cedar Shingle, Shake, Mediterranean Tile and Standing Seam. Shake and Cedar Shingle are the usual choice when a cedar roof is being replaced and the owner wants to keep the look.
What colours are available?
Nine: Solid Copper, Copper Penny, Hunter Green, Black, Deep Charcoal, Musket Grey, Tile Red, Colonial Brown and Tudor Brown. The finish is the Alunar® coating system, a 70% PVDF coating certified to AAMA 2605, backed by a 30 Year Alunar® Coating Warranty, and the colours are rated by the Cool Roof Rating Council (CRRC). We bring samples to your visit, because colour on a roof reads differently outdoors than on a screen.
Will it look like real slate or cedar?
From the street it reads as a slate, shake or shingle roof. The Shake profile has deep, hand-split shadow lines, and the Cedar Shingle profile has the flatter look of a sawn cedar roof. The best way to judge is on your own house: we bring samples and colours to the visit so you can hold them up against your siding and trim.
Do you install copper roofs?
Yes. Solid Copper is one of our six profiles, and it is usually used on a bay window, porch or entry rather than a whole house. It is priced differently from the aluminum profiles, so ask for it as a separate line in your quote. The manufacturer's Guardian Lifetime Limited Material Warranty covers every Interlock profile, Solid Copper included.
How heavy is an Interlock roof?
Roughly 2 to 3.5 kg per square metre depending on profile, a fraction of the weight of concrete tile. That leaves the structure's capacity for snow load, and replacing concrete tile usually takes weight off the house. We still check the deck and framing at the visit and put anything that needs attention in the written quote.
What is the minimum roof slope for an Interlock roof?
3/12. Every Interlock profile needs a minimum 3/12 slope, and the manufacturer's ICC-ES evaluation report lists 3:12 with code-compliant self-adhered underlayment. If part of your roof is flatter than that, such as a porch or a low addition, that section needs a different roofing system, and we will point it out at the visit so it is dealt with in the written quote.
Is an aluminum roof environmentally friendly?
It has a strong case. The aluminum in Interlock panels has up to 95% recycled content, it is made in Delta rather than shipped in from overseas, and a roof that does not need replacing avoids the repeated tear-off waste of shorter-lived roofs. The colours are CRRC-rated, so their solar reflectance and thermal emittance are published.
Do you install standing seam metal roofs?
Yes. Standing Seam is one of our six profiles, alongside Slate, Cedar Shingle, Shake, Mediterranean Tile and Solid Copper, and it needs a minimum 3/12 roof slope like every other profile. In our BC job book it shows up most often on Vancouver homes. Bring photos of the look you want to the visit and we will price it in writing.
What is a Class A fire-rated roof assembly?
Class A is the highest fire classification for roof coverings under ASTM E108, and it rates a complete roof assembly rather than a covering alone. The test looks at how the whole build-up of roof covering, underlayment and deck resists fire, which is why the same panel can carry different classifications on different assemblies. When a roofer says their roof is Class A, ask which assembly the rating applies to.
What is the most fire-resistant roofing material?
No material earns the top rating on its own; the rating belongs to the assembly. FireSmart Canada's guidance is that a Class A fire-rated roof assembly offers the best protection, and it lists metal among the examples, along with clay tile, concrete tile and asphalt shingles. On our roofs, Class A Fire Rated Available as a complete assembly: two layers of GAF VersaShield® over 12 mm (15/32-inch) plywood, and the aluminum does not ignite.
Will a metal roof stop my house burning in a wildfire?
No roof can promise that. A Class A assembly and aluminum that does not ignite help, but in a wildfire embers get into gutters, vents and gaps at the roof edge. That is why FireSmart BC guidance looks at the whole home ignition zone, not just the roof covering. If you live near forest or grassland, we walk the whole roof edge with you at the estimate, not just the panels.
What else should I fix at the roof edge in a wildfire area?
Gutters, vents and gaps. FireSmart Canada recommends gutters and downspouts made of non-combustible materials such as aluminum, copper or galvanized steel, and non-combustible vents with 3 mm screening or ASTM fire-rated vents. Keep gutters clear of needles and leaves through fire season. We go through the gutters, vents and roof edges with you at the estimate, and we install hidden gutters where the design needs them.
Can I replace a cedar shake roof in a wildfire area and keep the look?
Yes. Interlock's Shake and Cedar Shingle profiles keep the cedar look in aluminum, which does not ignite, and Class A is available on our roofs as a complete assembly: two layers of GAF VersaShield® over 12 mm (15/32-inch) plywood, per ASTM E108. Shake and Cedar Shingle are among the most common profiles in our BC job book, largely because of cedar replacements.
What does "lifetime" mean in the Guardian warranty?
For as long as the original purchaser owns the home on which the roof was installed and remains the registered owner under the warranty. Coverage runs from the date of original installation. It is a limited warranty on the material and its factory finish; it does not cover installation workmanship, which is covered separately by our labour warranty.
How long is the labour warranty?
Ten years from the Substantial Completion Date on your certificate. It is issued by Interlock Metal Roofing (BC) Ltd., covers the workmanship of the installation, and stays in effect while a purchaser named on the certificate is the registered owner of, and lives at, the property. It takes effect once the contract is paid in full, and it is not transferable.
Can I transfer the warranty if I sell my home?
The Guardian material warranty transfers once, to the first subsequent registered owner, who receives coverage to 50 years from the original installation date. The transfer needs notice to the manufacturer with proof of purchase within 60 days of the change of ownership and a $300 transfer fee. Our 10 Year Limited Labour Warranty is not transferable.
Which warranty covers a leak?
It depends on where the water gets in. If the problem is in how the roof was installed, such as flashings, trim or a detail, it is a labour warranty matter for us. If it is a defect in the panels or their finish, it is a Guardian matter for the manufacturer. If you are not sure, call us first at 1-866-588-7663 and we will tell you which applies.
How do I make a warranty claim?
For workmanship, contact us at bcservice@interlockroofing.com or 1-866-588-7663 no later than 10 days after you find the issue, with your name, address, phone number, certificate number and a description. For the material, write to guardian@interlockroofing.com within 30 days of the issue becoming known, with your registration number, installation date, photos and contact details. If an inspection finds a home-maintenance issue rather than workmanship, a minimum $250 inspection fee may apply.
Do I need to register the Guardian warranty?
Yes, within 60 days of installation, using the registration form we supply. If you need another copy of the form, request one from policies@interlockgroup.com. Registration matters because a claim asks for your registration number, and a transfer to a new owner later works from the registered record.
What do the warranties not cover?
Read the exclusions before you sign. The material warranty excludes installation workmanship, severe weather and Acts of God, hail larger than 38 mm (1.5 in), condensation, ice damming, normal wear including minor scratches and dents, and alterations, foot traffic or equipment added after installation. The labour warranty excludes, among others, fire, lightning, wind storms, hail, impact of foreign objects, ice damming, inadequate venting or insulation, pressure washing, and items such as solar added to the roof.
Can I read the warranties before I buy?
Yes, and we would rather you did. The Guardian warranty summary and the full 10 Year Limited Labour Warranty text are on our warranty pages, the labour certificate is available as a PDF, and a free copy of the complete Guardian warranty is available from policies@interlockgroup.com or (604) 210-3850. Why don't you publish a price per square foot?
Because a per-square-foot number would be wrong for most houses. Two homes on the same street can differ a lot in roof area, pitch and what is underneath the old roof, and those differences move the price more than the panels do. One visit gets you a fixed price in writing for your house, and that is the number we stand behind. If you are comparing quotes, compare the system, the fasteners, the warranty terms and the contractor's coverage first, then the price.
How much does an Interlock roof cost?
An Interlock® roof is priced for your house, not from a price list: roof area, pitch, complexity, what has to come off, the profile and any options set the number. We measure the roof, look at the deck and framing where we can, go through profiles and colours with you, and give you a fixed price in writing. Is the estimate free, and am I obligated to anything?
Yes, the estimate is free, and there is no obligation. The visit happens at your house, by appointment, seven days a week. We measure the roof, go through profiles and colours with you using real samples, and leave you with a fixed price in writing; our scheduling team confirms the install timing. What you do with it after that is up to you.
Will the price change after I sign?
No. The price in writing is the price. If we find something at the visit that needs attention, such as soft decking or framing that needs work, it goes into that written quote before you sign, not into a change order afterwards. That is why we look at the deck and framing where we can during the estimate.
Is a metal roof worth it compared with asphalt shingles?
For an owner who wants to stop re-roofing, usually yes, though it costs more up front than an asphalt re-roof. We install one roofing system and don't install asphalt, so if you're comparing us with asphalt you're comparing a roof you'll replace again with one that shouldn't need it. Interlock panels lock on all four sides with concealed fasteners, aluminum absorbs no water and cannot rot, and the manufacturer's Guardian Lifetime Limited Material Warranty covers the material and finish for as long as the original purchaser owns the home. The trade-offs are the higher upfront price and the need for a trained installer.
Do you offer financing?
Only through promotions, and offers change. When a promotion includes payment terms, it is shown on our home page with its full conditions and expiry date, and the terms you qualify for are written into your quote. We don't offer standing financing, so check the current offer on the home page or ask at your free visit.

How does a metal roof handle BC rain?
Well, because aluminum absorbs no water and cannot rot, so months of coastal rain do not soften it. Interlock panels lock to each other on all four sides with the fasteners concealed, so there is no exposed screw head for water to work on. Exposed gasketed screws are a leak point once the gaskets age, and on the coast they spend most of the winter wet. Valleys and gutters still collect debris, and we will tell you what to clear and how often.
Is a metal roof noisy in the rain?
Not on a house. The manufacturer's guidance is that on a home with solid decking, underlayment, an attic and insulation, rain noise is comparable to asphalt shingles. The noisy-roof reputation comes from open-framed barns and sheds, where rain hits a bare sheet with nothing under it. Our installs go over a solid deck.
What wind speed is an Interlock roof rated for?
Wind resistance is warranted to 193 km/h (120 mph) when installed to manufacturer specification, under the manufacturer's Guardian Lifetime Limited Material Warranty. The panels lock to each other on all four sides with the fasteners concealed, which leaves no loose edge for a winter windstorm to get under. Damage from severe weather and Acts of God is excluded, so read the exclusions before you buy.
Will a metal roof stand up to hail?
Interlock's aluminum panels carry a UL 2218 Class 4 impact rating, the highest class in that standard, tested and listed by Intertek (SPEC ID 33876, listed under Delta Building Products, Interlock's Delta manufacturing operation). The listing covers the Diamond, Shingle and Slate, Shake and Tile panel families. The manufacturer's material warranty excludes hail larger than 38 mm (1.5 in), and hail damage is a matter for your home insurance.
How does a metal roof handle snow?
It sheds it. Snow and ice can build up and release unexpectedly, so keep the release area under the eaves clear of people and property through winter. Snow guards over entries, decks and walkways restrict how much releases at once, and we price them as a line item. Ask where the snow will slide and where the guards go before the roof is ordered, not after the first slide. The panels are light, which leaves the structure's capacity for snow load.
Do you install snow guards?
Yes. Snow guards over entries, decks and walkways are priced as a line item in your written quote, and we plan their placement with you at the visit. If you want guards added, removed or moved after the roof is finished, call us to arrange it; that is a service call with charges, not a workmanship warranty item. Guards restrict how much snow releases at once, but they can also let snow build up on the roof.
Will a metal roof stop ice dams?
We won't promise that, and neither warranty does: ice damming is excluded from both the manufacturer's material warranty and our labour warranty. A metal roof sheds snow, but ice dams form where the roof itself warms and refreezes meltwater at the eaves, which comes down to attic ventilation and insulation. Ask us to look at both at the visit; inadequate venting or insulation is also outside the labour warranty.
Does moss grow on a metal roof?
Not the way it does on cedar or asphalt. Cedar holds water and grows moss in the grain; aluminum absorbs nothing, and the smooth coated surface gives moss little to grip. Dirt and mildew can still collect, depending on slope, shade, trees and wind. Rinse it from the ground with a hose, a well-diluted non-abrasive detergent and a long-poled soft brush. Do not pressure wash it.
Will an aluminum roof rust near the ocean?
No. Rust is corrosion of iron and steel, and aluminum contains no iron, which is one reason aluminum suits coastal homes. The manufacturer's Guardian Lifetime Limited Material Warranty sets no distance-from-salt-water condition, so an oceanfront house is covered on the same terms as any other. Rinse salt and dirt off from the ground now and then, as you would on any roof.
Do metal roofs attract lightning?
No. Lightning follows height, shape and isolation, not roof material, so it strikes the tallest point around: a tree, a pole, a chimney, a hilltop. The manufacturer cites the Metal Construction Association's technical guidance that a one-storey home with a metal roof is no more likely to be struck than the same home with asphalt. Lightning damage itself is excluded from the labour warranty and is a home insurance matter.
Can a metal roof get condensation?
Any roof can, and it is often mistaken for a leak. Condensation is caused by high humidity and a lack of ventilation. Keep the attic and other roof cavities well ventilated and the eaves free of blockage; if condensation persists, have a builder check ventilation, insulation and the vapour barrier. Condensation is excluded from the manufacturer's material warranty, and inadequate venting or insulation is excluded from the labour warranty.
Is a metal roof energy efficient?
The finish helps. Alunar® colours are rated by the Cool Roof Rating Council, so their solar reflectance and thermal emittance are published, and lighter colours reflect more of the sun. How much that changes your energy use depends on your insulation, ventilation and climate, so we don't put a savings number on it. In the Okanagan and Kamloops sun, ask to compare the CRRC values of the colours you like.
What is the best roofing material for Vancouver Island and coastal BC?
One that cannot absorb water, rot or rust, and has nothing exposed for wind to lift. That is the case for interlocking aluminum: it absorbs no water, contains no iron to rust, locks on all four sides with concealed fasteners, and its wind resistance is warranted to 193 km/h (120 mph) when installed to manufacturer specification. Cedar holds water and grows moss in the grain through a wet winter.
How long does a metal roof last?
Aluminum has been known to last over 100 years, because it does not rot or rust, which is what shortens cedar and steel roofs on the coast. That is a property of the metal, not a promise about any one roof. The written terms are the warranties: the manufacturer's Guardian Lifetime Limited Material Warranty covers the material and finish while the original purchaser owns the home, and a transferred warranty runs to 50 years from installation.
How long does a metal roof installation take?
There is no fixed figure, because timing depends on the stock of the profile and colour you choose, crew availability, building permit approval and the size and complexity of the roof. Our scheduling team confirms the timing for your project. Hips, valleys, dormers, skylights and chimneys each add flashing and time, and island or ferry sites add logistics.
Can a metal roof go over my existing shingles?
Only over a single layer of asphalt shingles, and only after inspection. Cedar shingles and shakes, concrete tile and natural slate always come off. With one layer of asphalt, we inspect first to see whether a roof-over is suitable, because problems such as rot can be hiding underneath, and they have to be dealt with before the new roof goes on. Whatever the inspection finds is written into your quote.
Do I need a permit to replace my roof in BC?
It depends on your municipality and the scope of work. Permit rules are set locally, and structural work such as replacing framing can change what is required. We confirm the requirements for your address at the estimate, so you know before you sign.
Can you install on the Gulf Islands or other ferry-access sites?
Yes. The Gulf Islands, Vancouver Island and the Sunshine Coast are all regions we take work in. Island and ferry sites, steep lots and tight driveways change the logistics, and we plan them at the estimate so they are reflected in your written price and install window.
Can I put solar panels on an Interlock roof?
Talk to us before anything is mounted. Damage from equipment added to the roof after installation is excluded from the manufacturer's material warranty, and the installation of solar, antennas or other items on the roof is excluded from our labour warranty. Work on the roof by anyone other than us or our authorized representatives may also void the labour warranty, so bring us into the racking plan first.
Do you handle gutters, skylights and chimneys?
Yes, skylights and chimneys are flashed as part of the roof, and each adds time that is reflected in the price. For gutters, we install hidden gutters where the design needs them; standard aluminum gutters are coordinated with a third-party gutter specialist. If you live in a wildfire area, ask about non-combustible gutters and screened vents while the roof work is planned.
What maintenance does an Interlock roof need?
Very little, but not none. Have the gutters cleaned regularly and have branches and other debris removed from the roof promptly. Rinse dirt or mildew from the ground with a hose and a well-diluted non-abrasive detergent. Keep attic ventilation working and the eaves clear. Unlike cedar, there is no re-treating, and unlike asphalt, there is no granule loss to watch for.
Can I walk on my metal roof?
It is best avoided, for your safety and for the finish. Do what you can from the ground with long-handled tools, and hire a skilled professional for anything that needs roof access. Foot traffic after installation is excluded from the manufacturer's material warranty, and work by anyone other than us or our representatives may void the labour warranty, so call us first.
Can I pressure wash a metal roof?
No. The use of high-pressure washing systems is excluded from our labour warranty. Clean the roof from the ground by lightly hosing it down with a well-diluted non-abrasive liquid detergent and a long-poled soft-bristle brush, and remove debris with a long rope or pole. How fast dirt and mildew build up depends on slope, shade, trees and sun exposure.
Who do I call about storm damage or a fallen tree on my roof?
Call our service line at 1-866-588-7663 or email bcservice@interlockroofing.com. We can look at the damage and arrange the repair. Damage from wind storms, falling objects and other Acts of God is excluded from both warranties, so it is usually a home insurance claim; photograph the damage before anything is moved.
Will the colour fade, and will I ever need to repaint?
No repainting is part of normal ownership. The factory finish is the Alunar® coating system, a 70% PVDF coating certified to AAMA 2605, and it carries a 30 Year Alunar® Coating Warranty. Keep the finish in good shape by cleaning from the ground with a hose and a mild detergent, never a pressure washer, and by keeping foot traffic off the roof.
Can our strata replace its roofs with Interlock?
Yes, and the council usually leads it, because the strata corporation controls the common property. We can meet the council or the property manager, walk the roofs, and give a fixed price in writing, along with the product documents, colour samples and warranty terms the council will ask for before it votes. One profile and one colour can run across every building in the complex.
Does a new roof need a 3/4 vote of the strata?
It can. Under the Strata Property Act, an alteration that results in a significant change in the use or appearance of common property needs a resolution passed by a 3/4 vote at an annual or special general meeting. Whether a change of roofing material counts as significant depends on the building, so check your bylaws and get advice before the meeting. We provide samples and documents for the vote.
Can one owner in a strata get an Interlock roof?
Usually only with the strata council's written approval, and often as part of a plan for the whole building. Most strata bylaws require approval for changes to the exterior, including the roof. Ask your council first and get the approval in writing before you sign anything; we can supply the profile, colour, specification sheets and warranty terms the council needs to decide.
How do the warranties apply to a strata?
The manufacturer's Guardian warranty terms are the same for each unit, but the council should read the full terms before it votes, because the transfer rules matter in a strata. Our labour warranty covers the purchaser named on the certificate while that purchaser is the registered owner and lives at the property. We give the council both documents in full with the quote.
What code evaluation covers the Interlock system?
ICC-ES evaluation report ESR-1790, held by the manufacturer, Interlock Roofing Ltd. It evaluates fire classification, wind-uplift resistance and weather resistance for the Shingle, Diamond, Shake and Hidden Fastener Tile panels under the International Building Code and International Residential Code. In BC, acceptance rests with the authority having jurisdiction, so share the report with your building official, and check the current version on the ICC-ES website.
What are the material specifications?
Per the manufacturer's ICC-ES report, the aluminum shingle and diamond panels are 3105-H24 alloy at 0.48 mm (0.019 in) base metal, and the shake and tile panels are 3003-H24 or 3105-H24 at 0.70 mm (0.0276 in). The finish is the Alunar® coating system, a 70% PVDF coating certified to AAMA 2605, with CRRC-rated colours. Installed weight is roughly 2 to 3.5 kg per square metre depending on profile.
How is the Class A assembly built?
Class A Fire Rated Available as a complete assembly: Interlock aluminum over two layers of GAF VersaShield® fire-resistant underlayment on 12 mm (15/32-inch) plywood, classified under ASTM E108 per ICC-ES ESR-2053. Specify the assembly, not the panel, because the classification belongs to the whole build-up. Ask us for it as a priced line in the quote.
What wind-uplift values are published?
The manufacturer's ICC-ES report ESR-1790 lists maximum allowable uplift loads that depend on the fastening system: up to 8.50 kPa (177.5 psf) for the shingle and diamond panels, 6.82 kPa (142.5 psf) for the hidden fastener tile panels and 5.51 kPa (115.0 psf) for the shake panels. Check the current report before you specify. The Guardian warranty warrants wind resistance to 193 km/h (120 mph) when installed to manufacturer specification.

Email scott@roofbc.com or call (604) 210-3850. The manufacturer publishes its test reports and certifications at interlockroofing.com, including the ICC-ES report. We can bring samples and colours to a design meeting and price the roof in writing once the drawings are far enough along.
Do you work with builders and general contractors?
Yes, we take subcontract work from builders and general contractors. Talk to us early in the design: slope (minimum 3/12 for every profile), the Class A Fire Rated Available assembly if the lot needs it, snow guard locations and the deck are much easier to settle before framing than after. What deck does an Interlock roof need?
A solid deck. For the Class A Fire Rated Available assembly, the deck is 12 mm (15/32-inch) plywood under two layers of GAF VersaShield®. The manufacturer's ICC-ES report sets a minimum 3:12 slope with code-compliant self-adhered underlayment. Confirm the deck and underlayment with us before framing so the roof goes on as specified.
Can you provide WorkSafeBC and insurance documents for our site?
Yes. Ask us for our WorkSafeBC clearance letter and our liability insurance certificate. You can also request a WorkSafeBC clearance letter for us yourself, which is the better check, and ask for the insurance certificate to come directly from the broker or insurer with the policy dates on it.
What should a procurement team verify about a roofing contractor in BC?
Start with coverage, because BC does not license roofing contractors provincially. Verify WorkSafeBC registration with a clearance letter you request yourself, liability insurance from the insurer, the legal name in OrgBook BC, any municipal business licence, and the written warranty terms, including who issues each warranty and what it excludes. Do you bid on public-sector and institutional roofing projects?
We review bids when they are submitted to us, but we don't actively pursue public tenders. Is the product Canadian-made, and what is its recycled content?
Yes, it is made in Canada. The panels are manufactured by Interlock Roofing Ltd. in Delta, BC, and installed by Interlock Metal Roofing (BC) Ltd., a Canadian owned and operated BC company. The aluminum has up to 95% recycled content, and the Alunar® colours are CRRC-rated, with published solar reflectance and thermal emittance values.
I'm arranging a new roof for my parent. How do we start?
Book the free visit for a time you can both be there. We measure the roof, bring samples, answer questions in person and leave a fixed price in writing,, with no obligation. Before anyone signs, check the contractor the same way you would for yourself: a BC street address, the legal name in OrgBook BC, a WorkSafeBC clearance letter and a warranty you can read in full.
What happens to the warranties if my parent moves into care or sells the house?
They change. Our labour warranty stays in effect while a purchaser named on the certificate is the registered owner of, and lives at, the property; if more than one purchaser is named, one of them must still own and live there. It is not transferable. The Guardian material warranty runs while the original purchaser owns the home and transfers once to the next registered owner, to 50 years from installation, with notice and proof of purchase within 60 days and a $300 fee.
Does the BC seniors' home renovation tax credit cover a new roof?
No. The BC home renovation tax credit for seniors and persons with disabilities covers permanent renovations that improve accessibility, functionality or mobility, such as grab bars, ramps and walk-in tubs, and the Province lists roof repairs among the ineligible expenses. The credit is 10% of up to $10,000 in qualifying expenses, to a maximum of $1,000 a year. Check the Province's page for current rules.
How much upkeep will the roof need as my parent gets older?
Not much, and none of it needs a ladder if you plan for it. There is no re-treating as with cedar. Gutters need regular cleaning and debris should be removed promptly, ideally by a professional rather than a family member on a ladder. Dirt can be rinsed from the ground with a hose and a long-poled soft brush. If the house gets snow, put snow guards over the entry and walkways.
How can we avoid roofing scams aimed at older homeowners?
Check who you are dealing with before anyone books work. Look for a BC street address you can find on a map, a BC phone number, a legal name you can find in OrgBook BC, a WorkSafeBC clearance letter you request yourself, and finished jobs in nearby towns. Make sure the quote, contract and warranty all name the same company, the one that installs the roof, and read the exclusions before signing.
Will a metal roof lower my home insurance?
That is up to your insurer, so ask them before you assume a discount. What we can give you is the documentation they may ask for: the UL 2218 Class 4 impact listing by Intertek for the aluminum panels, the Class A assembly details if you choose it, and the manufacturer's warranty documents. Some insurers weigh impact resistance; others do not.
Does a metal roof increase my home's resale value?
We can't promise a number, and nobody honestly can. What a buyer gets is concrete: the manufacturer's Guardian material warranty transfers once, giving the next registered owner coverage to 50 years from installation, if notice and proof of purchase reach the manufacturer within 60 days of the sale with the $300 transfer fee. Keep your registration and contract with the house papers.
Are there rebates for a metal roof in BC?
Not for the roofing itself, as far as current programs show. The CleanBC Home Renovation Rebate Program lists insulation, windows and doors, and heat pumps and heat pump water heaters as eligible upgrades; roofing is not on the list. If you are adding attic insulation while the roof is being replaced, check that program's insulation requirements separately. Program rules change, so check before you rely on one.
Does home insurance or the warranty cover hail and storm damage?
Generally that is your home insurance, not the roof warranties. The labour warranty excludes hail, wind storms, hurricane-force winds and impact of foreign objects, and the manufacturer's material warranty excludes severe weather, Acts of God and hail larger than 38 mm (1.5 in). Check your policy, photograph damage before anything is moved, and call us at 1-866-588-7663 to assess the repair.
